The Alhambra Board of Directors, along with Condominium Concepts, is committed to providing an organized and proactive environment for our Homeowners in the event of an emergency. Many emergency features have been incorporated into the design and construction of the building, including: emergency lighting, fire alarm pull stations, a life safety voice system, fire extinguishers, smoke detectors and sprinklers.
The Emergency Procedures and Evacuation Program has been designed to minimize the chances of injury and maximize the level of responsiveness and preparedness of our Homeowners and Staff members in the event of an emergency situation.
Please review this information carefully so that you may familiarize yourself with these procedures. This program cannot succeed without the total cooperation of each and every employee, contractor, homeowner and resident of Alhambra.

[edit] Fire and Emergency Equipment Use
All elevators will automatically descend to the Street Level, stop, open their doors and become inoperative. Elevator keys are provided at the Fire Control Center for use by Fire Department in operating elevators during an emergency. DO NOT USE ELEVATORS DURING AN ALARM.
DO NOT HANG, WRAP OR HOOK ANYTHING TO ANY SPRINKLER HEADS IN YOUR HOME.
[edit] Fire Drills, Practice Tests and Alerts
The Community Director, with the assistance of the Porter will annually conduct a fire drill. Written notice will be given to all residents as to the date and time of the practice fire drill. At the sound of the alarm, all residents will proceed immediately to the stairs on each floor and CONVENE OUTSIDE OF THE ENTRY/EXIT. On-Call personnel and/or the fire department will direct you to a safe location.
MANAGEMENT PERSONNEL WILL IMMEDIATELY PROCEED TO ASSIST AND DIRECT RESIDENTS TO CONVENE ON THE SIDE STREET. On-Call personnel and/or the fire department will direct you to a safe location.
THE COMMUNITY MANAGER WILL IMMEDIATELY PROCEED TO ASSIST THE ATLANTA FIRE DEPARTMENT IN COORDINATING THE EMERGENCY EVACUATION OF THE BUILDING.
THE FIRE DEPARTMENT WILL ASSIST THOSE RESIDENTS THAT HAVE CONVENED ON THE SIDE STREET. On-Call personnel and/or the fire department will direct you to a safe location.

[edit] Building Emergency Evacuation Procedures
When an alarm sounds, residents should do the following:
- Exit to nearest or safest fire stairwell. DO NOT USE ELEVATORS.
If a fire should occur in a home, all homeowners and occupants should do the following:
- Call 911, THEN NOTIFY THE MANAGEMENT STAFF.
- Evacuate via the nearest, safest stairwell. DO NOT USE ELEVATORS.
- After business hours call 404-252-9585 x 300 and the answering service will immediately notify the on call person.
The only means of exit from the residential floors are the stairwells. The stairwells are of fire-rated construction and the doors are self-closing. In the event the fire alarm sounds the card reader will automatically disengage and the doors will freely open if the doors come with a controlled access system. Before opening door to a fire stairwell, feel the door (if it is hot, do not open the door) or look for smoke coming from under the door. If either is present use the other stairwell on the floor.
REMEMBER: DO NOT OPEN THE DOOR TO THE STAIRWELL IF IT IS HOT!!!
Proceed to exit to the first floor or ground level. ALL residents are to convene ON THE SIDE STREET, ON THE FAR SIDE OF THE STREET, away from emergency vehicles. The site staff and emergency personnel will direct you to a safe location. After the evacuation, DO NOT RE-ENTER the building until clearance is given by the Fire Department.

[edit] Emergency Procedures
[edit] Fire
When a fire is discovered, immediately go to the nearest pull station and PULL THE ALARM LEVER TO ACTIVATE THE FIRE ALARM SYSTEM. EVACUATE VIA THE NEAREST SAFE STAIRWELL. If there is no imminent threat to personal safety, call 911 first then notify Management of the location of the fire before evacuating.
Upon receiving notification the Site staff will immediately begin assisting ALL “physically challenged” homeowners in evacuating the building as well as performing door to door notification of the pending danger.
While EVERY effort will be made to assist our homeowners/guests/pets and staff in evacuating the premises, at NO TIME, is it recommended that anyone put themselves or another in DANGER. This action should be left to the emergency response agencies.
Once the community has been completely evacuated, the site staff will immediately notify the Community Director who will call a corporate representative from Condominium Concepts. Both individuals will respond to the community immediately. During this time the Site personnel present should work with the Emergency response agency to provide whatever essential information may be needed.
Upon arriving at the community the Community Director and Condominium Concepts Representative will begin the process of securing the community, notifying the Red Cross, and answering concerns of homeowners.
AT NO TIME SHOULD STATEMENTS BE MADE TO THE PRESS!
[edit] Stuck in Elevator
If stuck in the elevator, follow these four procedures:
- Call the Elevator Company on the telephone provided in each elevator cab. Pick up the receiver and press the button on the inside of the telephone case. YOU MUST HOLD THE BUTTON DOWN IN ORDER TO COMMUNICATE. Describe the problem you are having.
- DO NOT attempt to open the door.
- Upon arrival, the elevator technicians can lower the cab to the nearest floor and open the doors from the outside.
- Please remain calm and rest assured that assistance is on the way.
[edit] Criminal Activity
As clearly stated in the Condominium Documents: At no time is it the responsibility of Alhambra, Board of Directors, or Managing agent to provide security. Every Homeowner, Guest, Contractor and Employee is charged with the responsibility of taking the necessary precautions to ensure their own safety.
If you witness or suspect criminal activity, call the police at 911 and then notify the site staff at 404-917-0600 x 240.
Suggested measures to be taken are:
- Keep all windows and doors locked.
- Do not open your door to strangers.
- Do not allow unknown individuals to follow you into the building or parking garage.
- Do not key unknown individuals up on the elevator.
- Report All suspicious activity/persons to 911 and the site staff.
- Do not leave items lying in your vehicle unattended.
- ALWAYS be aware of your surroundings.
[edit] Water or Sewer Problems
In case of a flood, plumbing leak or sewer back up, call the Community Director at @ 404-917-0600 x 240 and 404-917-0600 x 300 after hours. They will either refer you to a recommended plumber or refer the problem to a Maintenance Technician.
If possible please turn the water valve off in your unit immediately to minimize potential damage.
[edit] Tornadoes
During a severe thunderstorm or tornado emergency, listen for radio or television bulletins from the National Weather Service. Go to interior hallways or exit stairs. Stay away from outside walls and rooms with windows. Go to the basement (if applicable) of the building if a tornado is spotted.
In the event a tornado is imminent all Homeowners/occupants and site staff are asked to convene the interior hallways on each floor or in the fitness center area located on the garage level.
Stay away from all windows and doors and under no circumstances go outside until the storm has passed.
Once the storm has passed take extreme precaution of falling trees and debris which may have become unstable due to the high winds and rain.
[edit] Accident or Illness
Homeowners should call 911 if an ambulance is required. Provide the building name, street address, and unit number. Advise Site Staff so that a staff member may meet the paramedic crew and rapidly escort them to your location.
[edit] Death
In the event a Death occurs within the community, Please call 911 immediately. After calling 911, please notify the Site Staff who will immediately contact the Community Director. The Community Director will immediately respond to the Community and assist the authorities with any needs they may have.
Homeowner and Staff members are asked NOT to notify the family or friends as this should be left to the proper authorities.
In an effort to keep the Associations liability to a minimum, NO STATEMENTS should be made to the press or media without the expressed consent of the Board President.
[edit] Snow and Ice Storms
When inclement weather is predicted, management will make every effort to prepare the community in a manner to minimize injury, damage and liability.
When Snow/Ice is imminent, the Site Staff/Maintenance/Management will ensure that sand and ice melt are distributed in all outside common areas and walkways. THIS WILL BE DONE BEFORE ANY STAFF MEMBERS LEAVES FOR THE DAY!
Once the Snow/Ice storm has passed, the Site Staff/Maintenance/Management will immediately assess the entry and walkways, post notices of dangerous areas and take measures to remove the ice. A shovel should be kept in the maintenance area for this purpose.
In the event the staff members are unable to reach the community due to hazardous conditions, they must notify their immediate supervisor immediately. The Community Director will notify a Condominium Concepts Corporate Representative and the Board President. The Community Director and Maintenance staff MUST arrive at the community as soon, as it is safely possible. In the interim, the Community Director should be in constant communication with the staff on site as well as the Board President.
NOTE: Sidewalks and walkways will be extremely dangerous when icy. Please use caution until all ice and snow has been removed.
[edit] Power Outages
In the event a power outage occurs in the building, the emergency generator will engage and emergency lighting will be provided in the common hallways, stairwells and most common areas.
The Site Staff will immediately notify the Community Director of the power outage and the Community Director will contact the utility provider to correct the problem as quickly as possible.
The Community Director will immediately report to the community to address homeowner concerns and to ensure communication and follow up are provided by the service provider until the problem is corrected.
NOTE: If power failure is due to inclement weather and the Community Director or Maintenance Staff is unable to reach the community, the Community Director will remain in constant communication with the Site Staff and /or Board President until such time that they are able to reach the community.
WARNING: It is recommended that all homeowners maintain several battery operated flashlights, blankets, water and other necessary provisions in case of an emergency. CANDLES ARE NOT RECCOMENDED! However, in the event candles are used, please use EXTREME caution. Place them away from draperies, furniture and walls. Also place them on a glass or metal tray to minimize the potential fire hazards.
[edit] Physically Challenged
Physically challenged occupants are defined as follows:
- Persons with inability to walk, have difficulty walking, or rely on mobility aids, such as canes, walkers or wheelchairs.
- Persons with sight or hearing disabilities.
- Persons who have difficulty interpreting and receiving sensory information.
- Persons with lack of stamina to exit stairwells.
The Community Director will maintain a list of all physically challenged residents, which will include Director’s Name, building address, emergency phone numbers, occupant’s name and occupant’s unit number.
It is the responsibility of the resident to notify the Community Director of their special needs and conditions.
If manpower is available, all physically challenged occupants shall be escorted to the stairwells or carried all the way outside to the nearest level area where they will convene with the other residents ON THE STREET.

[edit] Safety Instructions
FOR YOUR SAFETY THIS BUILDING HAS THE FOLLOWING:
- Automatic sprinkler protection in every home.
- Fire alarm speakers in every common area (in case of emergency instructions will follow sounding of tone).
- Smoke detectors in common areas.
- Fire alarm pull-station at every exit.
- Stairwells with self-closing doors. (NOTE: In case of fire, DO NOT prop doors open).
- Emergency lighting and exit lights.
- Fire retardant carpeting.
IN CASE OF FIRE:
- DO NOT PANIC. Remain calm.
- Report fire to 911 and then to the management office.
- If unit is smoky, get on hands and knees (or stomach) and crawl to door.
- Feel doorknob. If HOT, DO NOT open door. If cool, open slowly.
- If hallway is smoky, stay next to wall and count the doors as you crawl to exit stairway.
- DO NOT use any elevators. Elevators will not operate.
- DO NOT prop open doors to exit stairwell.
- Hold on to handrail and walk DOWN exit stairwell.
- If possible pull fire alarm as you evacuate.
IF YOU CANNOT LEAVE YOUR HOME:
- Call 911 first
- Call the On-Call Personnel at 404-917-0600 x 240 and let them know where you are.
- Wet sheets, towels, or clothing and stuff them in all cracks around doors and vents.
- Check to see if there is smoke OUTSIDE window. If no smoke and if any window can be opened, hang sheets or light-colored material outside.
- Fill bathtub with cold water for fire fighting.
- Using ice bucket or other container, keep doors and walls wet.
- If apartment is smoky, fold a wet towel in a triangle and tie over your nose and mouth, and stay low.
- Make yourself visible to rescue personnel through any window or balcony. DO NOT JUMP!!!!!
- Keep fighting fire until help arrives. DO NOT GIVE UP!!!!!!
PLEASE NOTE:
If the fire is a contained fire, the alarm will sound one floor below the fire, and two floors above the floor the fire is on. In the event that the whole building needs to be evacuated, the Fire Chief will announce a complete evacuation using the building intercom system, if applicable.
